Mother Company acted as a Project Developer and Master Planner for The Newhall Land and Farming Company on a 1,000 acre mixed use project next to Six Flags Magic Mountain Amusement Park in Valencia California. The 1,000 acre complex is next door to Newhall Ranch, with 21,000 homes and entire town centers, including retail, schools and community areas. The Ranch is the largest single development in California.

The project introduces a groundbreaking development strategy based around lifestyles that feature a core village divided into districts that reflect Romance, Discovery, Fashion and Adventure. Patterned landscaping follows the rolling hills, and unique program elements such as a hillside village, performing arts center and a science and discovery park making this plan particularly exciting. The planning team that Jim and Richard put together included Jon Jerde, Paul Barnard and Forma. The property is currently in the process of entitlements based on thiss plan.
